Outdoor Surfaces Driveways, Pavers, Sidewalks & Modular Homes

Outdoor Surface Cleaning in Polk County, FL Driveways, Pavers, Sidewalks & More

Florida’s rain, heat, and humidity take a constant toll on every hard surface outside your home. Driveways turn green with algae. Pavers develop mold and weed growth. Sidewalks become slippery and stained. Modular homes accumulate dirt and mildew on every panel. Merritt Pressure Cleaning restores all of these surfaces throughout Polk County using the right technique and equipment for each material — delivering results that look like new.

Driveway Pressure Washing

Your driveway is one of the first things visitors see when they arrive at your home — and one of the hardest-working surfaces on your property. Vehicle fluids, tire marks, algae, mold, leaf stains, and years of atmospheric buildup turn concrete and paver driveways gray, stained, and slippery. Our commercial-grade pressure washing equipment cleans driveways far more thoroughly than any consumer-grade washer or garden hose.

What driveway cleaning removes

  • Motor oil and fluid stains — requires hot-water and degreasing agents
  • Tire marks and rubber deposits
  • Black algae and mold — extremely common in Florida's humidity
  • Leaf tannin staining and embedded organic debris
  • Efflorescence (white mineral deposits) on concrete and pavers
  • Rust staining from lawn equipment or fertilizer
  • Will pressure washing damage my driveway?

Not when performed by an experienced professional. Our commercial equipment is calibrated for safe, effective cleaning. We've cleaned thousands of driveways across Polk County without surface damage.

Can you remove old oil stains from concrete?

Yes — though very old, deeply set stains may require a pre-treatment degreaser. Fresh oil stains clean up much more easily. We'll assess the staining during the estimate and give you a realistic expectation of the result.

    Paver Cleaning & Restoration

Brick and concrete pavers in driveways, patios, walkways, and pool areas develop algae, mold, weed growth in joints, efflorescence, and embedded soil staining quickly in Florida’s climate. We restore the original beauty of your pavers using proper technique that cleans the surface without disturbing the joint sand that holds the installation together.

Consumer-grade pressure washers and improper technique are one of the leading causes of damaged paver installations — dislodging the jointing sand and causing pavers to shift and separate over time. Our professional approach cleans effectively while protecting the joint integrity that keeps your pavers stable.

Will cleaning my pavers remove the joint sand?

When done correctly, no. We use appropriate pressure levels that clean the surface without blasting out jointing sand. Very old or degraded joint sand that is already failing may be disturbed — we'll identify this during the estimate.

Should I seal my pavers after cleaning?

Sealing is highly recommended after cleaning. A clean surface allows sealer to penetrate and bond properly, and sealing inhibits future algae growth, weed germination, and staining. Wait 24–48 hours after cleaning before applying sealer.

    Sidewalk & Walkway Cleaning

The walkway leading to your front door sets the first impression for every visitor — and Florida’s climate ensures it accumulates mold, algae, leaf staining, and grime quickly. Slippery algae-covered walkways are also a genuine safety hazard. We clean front entry paths, side yard walkways, porch approaches, and stair treads throughout Polk County — removing years of buildup and restoring a safe, clean surface.

    Common sidewalk issues we address

  • Black and green algae — makes surfaces slippery and looks neglected
  • Leaf tannin staining — especially heavy under oak trees
  • Mold and mildew in shaded areas
  • Embedded grime and atmospheric soiling
  • Can you clean just a walkway, or is there a minimum job size?

We're happy to clean walkways as a standalone job. However, most customers combine walkway cleaning with driveway or house washing for better overall value — we batch the work efficiently in a single visit.

    Modular & Mobile Home Washing

Modular and manufactured homes are common throughout Polk County’s communities — and they require special technique when it comes to exterior washing. The overlapping panel siding on modular and mobile homes can allow water intrusion if high pressure is applied at the wrong angle, forcing water into wall cavities and creating moisture problems far worse than the exterior staining you’re trying to remove.

Merritt Pressure Cleaning has extensive experience cleaning modular and mobile homes safely throughout Polk County. We use a low-angle, soft wash approach that cleans exterior panels, metal skirting, porches, and carport surfaces without driving water behind the panels or damaging seams and trim.

Is pressure washing safe for mobile home siding?

Yes — when done with the correct technique and pressure settings. We use lower pressure and careful angle control to clean mobile home siding without forcing water behind panels. This is not something we recommend attempting with a consumer-grade pressure washer.
